Rental Procedures for Parkwest Apartments:

You are still welcome to apply by printing a copy of the application and rental criteria HERE and turning in your completed application to the manager of the property, along with the screening charge. Applications can be forwarded via email upon request.  Co-signers must also fill out an application and submit a screening charge (see instructions below).  Approved co-signers will be asked to fill out a co-signer agreement, available from the Parkwest Office. The co-signer screening criteria is available HERE.

IPM Co. is in total compliance with State and Federal Fair Housing Guidelines. No persons shall be discriminated against on the basis of race, color, religion, sex, handicap, familial status, national origin, sexual preference, marital status, source of income, or any other protected class.

Application Process
Each applicant must be at least eighteen (18) years of age or an emancipated minor.

Each applicant must submit their own application and pay a non-refundable screening charge.  Co-signers will also be required to submit an application and pay a non-refundable screening charge.  Please make sure the following are completed on the application:

  1. Provide your current and prior address, and landlord contact information if applicable where you have been or are on the rental agreements.
  2. Please indicate on the application if you are/were living with friends and/or relatives.
  3. Prior rental history can be provided on a separate sheet of paper.
  4. Make sure to check the eviction and criminal boxes are marked clearly.
  5. If you have lived out of state in the last 5 years, please provide the city and county as some cities have more than one county in them.

    To become a resident of a property managed by IPM Co.
  1. Complete an application provided by the manager, or apply online at the link above. Fill in all blanks, sign, and date.  If something does not apply, please put “n/a.”
  2. Each adult applicant must pay a non-refundable screening charge of $45. Each co-signer must pay a non-refundable screening charge of $35.00. Note: Applications are processed in the order in which the completed application is received along with the non-refundable screening charge. NOTE: if you choose to use the online application process there will be a $2.50 charge to cover the cost of online payment processing for your screening charge.
  3. Be prepared to wait seventy two (72) business hours for the application verification process.
  4. Upon completion of application processing, the following applies:


Application Approval

  1. If your application is approved, you will be required to return to the property in order to sign and execute a Rental Agreement within twenty-four (24) hours of approval notification.
  2. If you are moving in immediately, all deposits, fees and a full first month’s rent will be due at the time of Rental Agreement execution. Keys to the unit will be provided.
  3. If you are not moving in immediately, you will be required to pay a $300.00 deposit and execute an Agreement to Execute a Rental Agreement. The $300.00 deposit will be applied towards the total move-in costs, but shall be forfeited to Landlord as liquidated damages if you fail to pay the full move-in balance and become a tenant on the agreed upon lease start date. The full move-in balance will be payable upon an agreed move-in date not to exceed seven (7) days from the date of application approval. If the apartment applied for is not available within seven days of application approval, rent shall begin at the soonest date apartment is ready for occupancy as determined by IPM Co. at the time of lease execution. Once the balances of all funds are received, and all paperwork is completed, you will be given the keys to the apartment.

Application Rejected

  1. If the application is rejected, you will be notified promptly.

Occupancy Policy
Occupancy policy is based on the number of bedrooms in a unit. A bedroom is defined as a space within the premises that is used primarily for sleeping, with at least one window and a closet space for clothing.

  1. Two persons maximum allowed per bedroom.
  2. Two persons maximum allowed in a double studio or studio apartment.

Screening and selection process criteria for residency

General Requirements

  1. Positive identification with a picture will be required.
  2. A complete and accurate application will be required.
  3. A valid social security number or other government issued work or student visa is required
